
Biddle Real Estate Ventures and PCD Development, the master developers of Edge-on-Hudson, the mixed-use transit-oriented community rising along the waterfront in Sleepy Hollow, announced a major project milestone, as the community received its 587th Certificate of Occupancy. The CO’s issued amount to 50% of the total 1177 total units planned at Edge-on-Hudson and triggered a developer contribution of $4.6 million to the Village of Sleepy Hollow.
The award-winning community has proved extraordinarily popular with townhome and condominium buyers, as well as with those seeking to lease apartments, as demand has outpaced supply. Townhomes currently under construction in Phase 1 of the new One Kingsland neighborhood at Edge-on-Hudson sold-out just five months after their sales-launch, with Phase 2 nearly sold-out and Phase 3 planned for spring release. At The Daymark, waterfront condominiums are more than 90% sold.
Previously completed townhomes and condominiums from Toll Brothers at Edge-on-Hudson fully sold-out in 2023. Similarly, apartment leases at Northlight and Emerson at Edge-on-Hudson, including affordable housing units, are consistently in high demand.
The community has been an economic catalyst for the Village of Sleepy Hollow, transforming a long-shuttered former General Motors Assembly site along the waterfront to a vibrant mixed-use community. Edge-on-Hudson has enhanced the tax-base for the Village, as well as providing direct payments such the latest contribution triggered by the CO milestone. In addition, the development has restored public access to a section of Hudson River waterfront that had been inaccessible for over a century, with completion of Phase 1 of the Sleepy Hollow RiverWalk at Edge-on-Hudson in 2022.
